Knowles Partners specializes in garden-style apartment buildings with 100 units or more. Garden-style apartments are usually two-story, multi-building complexes, nicely landscaped, typically located in suburbs or tertiary market of medium to large sized cities. We identify properties according to specific criteria which have proven to be hallmarks of successful multi-family investing over the past two decades.

One of our chief criteria is first identifying new emerging markets.  Emerging markets exist even in times of general economic downturns. Downturns can even cause emerging markets as people leave one area of the country to seek jobs and better business climates elsewhere.

Self-Storage Units
Property Tax and Foreclosure Overage Recovery

When a property is sold in a tax or foreclosure sale, oftentimes after the sale/auction when the debt is satisfied, there is surplus money which goes unclaimed. Knowles Partners operates a tax and foreclosure sale overage recovery business, separate from our property ownership and management business. This recovery business recaptures unclaimed money for homeowners and returns it to them.

Knowles Partners identifies the jurisdictions where there are overage funds are due, tracks down the government agency holding the funds, and, for a contingency fee, ensures that surplus money is paid to the person who lost their home in a tax or foreclosure sale.

We only take a fee if the government-held money is successfully returned to the former homeowner. There is no upfront fee, nor any fee at all, if we are not able to obtain the government-held money for the rightful owner. Any recovery fee is totally contingent on the performance of returning the surplus money to the former homeowner at a time when he, she or they may need it most.

Self Storage Property Investment

Knowles Partners also currently searches for Public Self Storage properties as an investment class. Partly because of the same trends we recognize with Multi-Family Apartments, we project Self-Storage will see growing demand over the next 5 to 10 years and beyond. This increased need for Self-Storage will come from the young, more transient adults of today and the increasing number older adults who are downsizing. 

 

Another benefit of Self Storage, even without the aforementioned anticipated increased demand, is that a well-run Self-Storage operation has traditionally been a great cash flowing business. 

 

Self Storage has the added benefit of offering the ability to hold, relatively inexpensively, otherwise vacant land, with good cash flow while underlying land values increase in emerging areas.

 

Self Storage acquisitions can offer solid returns for investors. Our deals are structured similarly to those of Multi-Family Apartment properties; 30 to 40% private equity with a five to seven-year hold period.
